Property Development Projects
The following projects demonstrate the scope of BL&A services and the depth of experience of our personnel. These projects have been undertaken since 2001. The company has particularly strong experience with development projects associated with significant controversy by providing sound scientific foundations for impact assessment and regulator assessment. Virtually all projects have involved vegetation and/or fauna habitat assessment and mapping.
Examples of Property Development Projects include:
BL&A has extensive experience in providing assistance to the property development industry. These projects illustrate our capacity to provide direction on native vegetation and biodiversity issues for development planning.
- RACV Resort Cape Schanck, VIC. Undertook extensive field work and mapping of remnant native vegetation and important flora and fauna habitats along with targeted species surveys. This work is providing information to assist in planning a proposed redevelopment.
- Eynesbury Township Development, Melton South VIC. Undertook extensive field work and mapping of remnant native vegetation and important flora and fauna habitats on Eynesbury Station as part of the Environmental Management Planning for the staged residential development of the area. Prepared nine area-based Environmental Management Plans that detailed actions required to protect and enhance the biodiversity assets of the Station. These particularly focused on the nationally significant Eynesbury Grey Box Woodland. Impact and Net Gain assessments were also undertaken for residential, golf course and infrastructure development on the project. In 2010, the Planning Institute of Australia awarded this project a commendation in the Environment Planning / Conservation caegory.
- Westlink Industrial Estate, Ravenhall VIC. A team of ecologists undertook a detailed assessment of a 90+ ha piece of land proposed for future industrial development. The land supported extensive areas of native Basalt Plains Grassland and provided habitat for several species of rare and threatened flora and fauna. The team undertook targeted reptile and moth surveys, grassland and plant population mapping and provided recommendations regarding local, state and federal planning issues related to the biodiversity values of the site.
- Craigieburn residential land development, VIC. Prepared a number of detailed native grassland assessment reports for urban subdivision along Malcolm Creek and Aitken Creek in Craigieburn. Work undertaken included threatened plant surveying and mapping and compilation of habitat hectare assessments using the guidelines of Victoria’s Native Vegetation Management Framework. Input into specific urban design and open space planning was critical to achieving outcomes that allowed residential development to proceed but provided permanent protection for threatened native grasslands and plant species.
- Manor Lakes, City of Wyndham, VIC. Mapped native vegetation and fauna habitats across the site and advised the client on development design issues affecting the proposed development of this green-fields site. Documentation was prepared to accompany planning applications for stages of the development.
Vineyards
Estate, Werribee VIC. Assessment of flora and fauna
issues for a proposed development site bordered by the Werribee
River. The site was once part of the Western Treatment Plant
and therefore was part of the Port Phillip Bay (Western Shoreline) and
Bellarine Peninsula Ramsar site. The investigation identified
flora and fauna issues associated with the proposed development and assessed
the value of the site under the criteria of the Ramsar Convention.- Northern Highway, Wallan VIC. This project involved a flora and fauna assessment of a 550 ha area of land proposed for rezoning to the south of Wallan. The land supported pasture, wetlands, scattered trees and remnant forest. Vegetation surveys included species lists and mapping while the fauna survey targeted frogs and native arboreal mammals. Recommendations were provided to avoid and minimise impacts of remnant ecosystems for the proposed rezoning of the land.
- Plenty Low Density Development Area, Plenty VIC. Assessment of flora and fauna issues for several development sub-catchments and detailed flora and fauna assessment of several development properties within subcatchments. The assessments included the siting of building envelopes, identification of areas to be open space and development of mitigation measures to protect and enhance ecological values.
